Following the completion of our most recent impact fee analysis for the City, TischlerBise was retained to conduct a market and economic analysis associated with the City’s update to its Comprehensive Plan. The effort included several components:

Demographic Assessment, which documented recent demographic trends in the context of peer geographies.
Regional Influence and Market Assessment examined local and regional economic characteristics.
Fiscal Health Assessment provided an overview of the City’s revenues and expenses to document overall fiscal health.
Identification of Opportunities section analyzed the factors that will impact future development in Louisville, including land availability and the characteristics of individual real estate market sectors, including retail, office/industrial, and residential.
Implementation and Action Program, focused on land use policy changes based on the market and fiscal analysis.
