TischlerBise was the economic/market consultant on the development of a master plan for the reuse and redevelopment of Downtown Las Vegas. Intended to direct the city’s future growth and revitalization efforts, the two-year project aims to shape a new blueprint for the City’s Downtown District. TischlerBise’s work to date has focused on market realities for the Downtown, given recent growth trends and competition within the region. This included an evaluation of the demographics of the study area and an evaluation of residential and nonresidential markets as it relates to potential opportunities for Downtown. The effort involved developing and analyzing a series of alternatives, first involving projections of demand under a base case assumption followed by examining market potential under a series of “intervention strategies” developed by TischlerBise that are intended to “bend the economic curve” in Downtown. As part of this effort, TischlerBise is making policy and regulatory recommendations to the City ultimately to incentivize desired development in the Downtown.
