City of Franklin, Tennessee

The City of Franklin has experienced commercial and residential success resulting in robust office employment centers, thriving historic downtown, and prosperous housing market. However, the Goose Creek Basin lies outside of the City’s Urban Growth Boundary, so the area has yet to be comprehensively planned. This has resulted in stalling development and infrastructure planning in the area. The project examined multiple land use growth scenarios coordinated with public stakeholders, officials, and infrastructure/utility providers. TischlerBise team assessed citywide market demand for future residential and nonresidential development. The resulting market findings included examining the socioeconomics of Franklin residents and market conditions for the office and retail industries. That information was then translated to relationships between development types, such as new retail jobs supported by new household spending.
